Please Read Carefully
 
PURSUANT TO TEXAS LAW AND ASSOCIATION POLICY RESALE CERTIFICATES MUST BE PROVIDED BY THE ASSOCIATION AT OR BEFORE CLOSING OF A LOAN FOR THE PURCHASE OR REFINANCE OF THE PROPERTY.  (See, Texas Property Code, Section 207)
 
            University Green Town Home Owner’s Association, Inc. and its staff will be happy to provide Resale Certificates and subdivision information to owners or owner’s agents, purchasers or purchaser’s agent or a title company upon proper written request in a timely manner.  In addition to the Resale Certificate the Association will also provide the following:
 
            1.  Current copy or electronic means of accessing bylaws and rules of the Association; and
            2.  Current copy or electronic means of accessing restrictions applying to the subdivision.
 
            The Association has the right to require reasonable evidence that a contractual or other right exists such that the requesting party is entitled to this information.  It may charge a reasonable fee for assembling, copying and delivering such Resale Certificate and other documentation.  As of November, 2018 the fee is $250.00 per Resale Certificate and additional information.  It also may charge an additional fee to prepare and deliver an updated Resale Certificate in the event such is necessary.   The Association may deliver the Resale Certificate and required information by mail, hand delivery, or alternative delivery method specified in the written request for the Resale Certificate.

must be presented by the Title Company or Real Estate Professional
to the Buyer at or before Closing as required by Association Policy

      Resale/Transfer Packet includes copies of:

  • A “resale certificate” - required by the association
  • Current association financial information
  • Association governing documents
  • Association contact list and website information
  • An overview “Quick Reference Sheet” of the main covenants
  • A complete audit of the sellers payment account with report on any monies due to the association - Outstanding balances must be paid in full to UGTHOA at closing.
  • A one page "read and understood" document to be signed by buyer
The Title Company is required to return the following within seven (7) working days after review at closing: 
  • The signed "read and understood" document
  • A copy of the settlement statement section verifying new owner, seller, and closing date information 
  • A check for all monies owed to UGTHOA, Inc. (Seller and Buyer fees)   Note to Buyer...Assessments should be paid directly to the Assocation on the first of each month. Send checks to our remittance mailing address or deliver in person to our Business Office on Site. No cash payments are accepted.
